What we take on

Whole buildings or single packages — tell us which part is yours and which part is ours.

Most requested

New build, turnkey

Residential and commercial buildings built from the excavation to the finished, cleaned, handed-over structure.

  • Groundworks and shell
  • All trades tendered and coordinated
  • Site supervision and quality checks
  • Handover file and as-built documents

Renovation and refurbishment

Occupied or empty buildings: strip-out, structural repair, new services, surfaces and fit-out.

  • Survey of existing fabric
  • Phased work so tenants or trade can stay
  • Dust, noise and access planning
  • Defects list closed before final invoice

Structural and civil works

Concrete, masonry, steel and groundworks as a single package for owners who already have a designer.

  • Foundations and retaining structures
  • Reinforced concrete frames and slabs
  • Openings, lintels and load transfers
  • Drainage and external works

Project and site management

For owners and developers who want to hold the trade contracts themselves but need the site run properly.

  • Programme and trade sequencing
  • Tender comparison and award support
  • Weekly site meetings and minutes
  • Variation and claim review

Scope and cost are quoted after a site visit and a look at the drawings. We do not quote by phone.

How we work

One contract, one responsible party

As general contractor we hold the trade contracts. If the electrician and the plasterer disagree about sequence, that is our problem to sort out, not yours.

A named site manager

The same person walks the site, runs the weekly meeting and signs off each stage. You deal with them, not with a rotating desk.

Sequencing before manpower

The programme is built backwards from handover. Trades are called when the preceding work is actually ready, which is what keeps a site from idling.

Client app for progress

Our companion app gives owners dated site photos, the current programme, open defects and the minutes from the last site meeting — without waiting for a phone call.

Variations in writing, before the work

Any change to scope is priced and signed off before it is built. No surprises added to the final invoice.

Handover with the paperwork

You receive the building clean, the defects list closed, plus as-built drawings, test certificates and the maintenance instructions for what was installed.

What clients say

★★★★★
We converted an old workshop into offices. The phasing meant our workshop kept running on the ground floor the whole time. Site was swept every Friday.
Markus
★★★★★
Clear scope from the start and every change priced before it was built. At handover we got the as-built drawings and the certificates in one folder.
Stefanie
★★★★☆
Shell went up on programme. A supplier delay pushed the windows, but we were told in the site meeting and saw the revised dates in the app the same week.
Johann
★★★★★
Plain talk at the first site visit about what the old building could and could not take. That saved us designing something we would have had to drop later.

Questions we get before the first site visit

Do you work with our architect, or do you bring your own?

Both. If you already have a designer and an approved set of drawings, we build to it and raise anything that does not work on site. If you have only an idea, we can bring the design and engineering partners into the team and build from there.

Can we keep living or trading in the building during a renovation?

Often yes. It is a question of phasing, dust and noise control, and keeping an access route and services live. We plan that into the programme before work starts and tell you plainly which weeks will be unusable.

What happens when something unexpected turns up in an old building?

Rot, asbestos-suspect material, undersized foundations and surprise services are normal in refurbishment. Work stops on that element, we document it, price the remedy and get your written sign-off before carrying on.

Who deals with the building authority and the inspections?

We coordinate the construction-side obligations and the inspection appointments as part of general contracting. Applications made in the owner's name stay with you, and we supply the construction documents they need.

What do we actually receive at the end?

A cleaned building with the defects list closed, as-built drawings, test and commissioning certificates for the installed systems, and maintenance instructions. The client app keeps the photo record and the site minutes available afterwards.

Tell us about the building

New build, conversion or a renovation that has stalled — send the basics and we will come back to you.

  • Your message is read by a site manager, not a call centre.
  • First step is a site visit and a written scope — not a number over the phone.
  • Drawings, photos or an old survey help, but are not needed to start.
